How long has Fresh Start Home Sales done rent to own?
Fresh Start Home Sales has worked in Atlanta rent to own since 2016, first matching local buyers with programs that could fund them, and now acquiring homes directly as well. Both routes end the same way for you: a home you choose, at a price fixed in writing before you move in.
That shows up in the ordinary moments. When a question comes up about the house, about a payment, or about the timeline to purchase, you're talking to someone in Georgia who knows the property. There's no ticket queue and no transfer to a department that has never seen the street.

What can you expect from us?
We won't tell you that everybody gets approved, because they don't. We won't quote a payment before we've seen the house or your situation, and we'd be cautious about anyone who does. We won't promise that a rent to own agreement is cheaper than a mortgage, because for some people it isn't: it's a route to a mortgage for people who don't have one yet.
And we'll always tell you in writing what happens if a payment is missed, because that clause is the one that matters most and it's the one most often glossed over. If a straight sale or a conventional loan is genuinely better for you, we'll say so.
The numbers, stated plainly
How much is the option fee on a rent to own home?
Ours runs between 3.5% to 7% of the agreed purchase price. That sits inside what lenders describe as the normal range for the industry. Where yours falls depends on the property, the purchase price and the length of the option, and all of it is agreed in writing before you move in.
An option fee is not a deposit and it isn't a down payment. It buys the exclusive right to purchase the home at a price fixed in writing today, for the whole length of the option period, which is why it isn't refundable. Any security deposit is a separate thing entirely and follows the ordinary Georgia rules for deposits.
